Railway arches present unique security challenges. Most have two open ends (front and rear infill walls), are often isolated at night, and the old mortar in Victorian brickwork can be vulnerable to forced entry. Average break-in losses run £3,000–£5,000 per incident.

Good security is also an insurance requirement — most policies specify minimum Grade 2 or 3 security systems installed by NSI or SSAIB-accredited contractors. Spend wisely here and your insurance premiums will reflect it.

Roller Shutters

Electric roller shutters on all openings (front and rear) are the minimum baseline. The rear opening is often forgotten but is the most common entry point for break-ins.

TypeCost
Manual steel£250–£600
Electric steel£500–£1,200
Insulated electric£800–£2,000
High-security rated£1,500–£3,500+
Industrial (Gliderol-type)£959–£1,580
Installation (additional)£200–£500

If your viaduct is Grade II listed, roller shutters must be internal, not external. Factor this into your design and budget.

CCTV and Alarm Systems

SystemInstalled CostMaintenance
Basic 4-camera HD CCTV£1,200–£2,000£150–£300/year
Mid-size 8–16 cameras£3,500–£9,000£300–£600/year
Wired intruder alarm (Grade 2/3)£500–£1,000£150–£600/year
Monitored alarm (ARC)£500–£1,000 + £15–£25/monthIncluded
Combined CCTV + alarm£2,000–£5,000+£300–£600/year

Recommendations

  • Use NSI or SSAIB-accredited installers — insurance policies often require this
  • A Grade 2+ intruder alarm with ARC monitoring (£15–25/month) is cost-effective insurance against £3,000–5,000 break-in losses
  • External CCTV with visible deterrent signage reduces attempted break-ins significantly
  • Consider shared estate CCTV with neighbouring tenants to reduce per-unit costs
  • Ensure all security specs meet your insurance requirements before installation — not after
